Professional Roof Restoration Services In Sydney

If your roof is looking faded, growing moss, or dropping bits of mortar into the gutters, you don’t need a new roof, most Sydney tile roofs can be fully restored for roughly a third of replacement cost. Aabacus Roofing Solutions has restored cement and terracotta roofs across Sydney for 17+ years: a complete clean, repair, rebed, repoint and recoat that adds 10–15 years of life and makes the whole house look newer from the street.

This page is the full picture: what restoration involves stage by stage, what it costs in Sydney, how tiles fail and how to tell whether yours are restorable, what separates a proper restoration from the cheap ones we get called to redo, and what to expect afterwards.

    What Is Roof Restoration?

Roof restoration is the complete renewal of an existing tile roof: high-pressure cleaning, replacement of broken tiles, rebedding and repointing of the ridge capping, then sealing and recoating the surface. It sits between a repair (fixing one problem area) and a replacement (a new roof). Done properly, restoration returns a structurally sound but weathered roof to near-new condition and protection, done cheaply, it hides problems under fresh paint for a season or two. The difference is entirely in the stages below.

How Sydney Tile Roofs Fail (and Which Can Be Restored)

    1

Surface erosion and porosity (cement tiles)

A concrete tile leaves the factory with a coloured surface coat that lasts 20–30 years under Sydney UV. Once it wears through, the bare cement beneath is porous: it drinks water in every shower, grows moss faster, gets heavier when wet, and stresses the battens and bedding underneath. Porous tiles are the single most common condition we find and the most restorable, because sealing and recoating re-waterproofs them completely.

    1

Bedding and pointing failure (all tile roofs)

    2

Ridge, hip and gable capping sits on a bed of mortar, finished with a pointing layer. Rigid cement mortar cracks as the roof expands and contracts through Sydney’s heat cycles, the grit you find at the downpipes is your bedding washing away. Once pointing opens up, wind-driven rain enters at the ridge line, and capping can shift in severe weather. This is why rebedding and flexible repointing sit at the heart of every genuine restoration.

Fretting and Delamination: When a Roof Can't Be Restored

    1

Fretting is tile edges crumbling to powder; delamination is the tile splitting in layers. Both mean the tile body itself has failed, common in very old concrete tiles and in salt-exposed coastal zones where decades of salt crystallisation break the tile down from inside. A minority of fretted tiles can be replaced individually, but widespread fretting means restoration would be coating a failing substrate. We’ll tell you at the inspection, with photos, restoring a roof that should be replaced wastes your money and our name.

    3

    Valley and flashing corrosion

The metal valleys and flashings that move water off a tile roof rust out on their own schedule, independent of the tiles. A proper restoration inspects and prices them honestly, recoating a roof while leaving a rusted-through valley is a leak with a fresh paint job.

    Roof Types We Restore

    Cement Tile Roof Restoration

The most common roof in Sydney’s post-war suburbs, from the Ryde district through the Inner West to the Hills. Restoration with a membrane coating system re-seals porous tiles and transforms the colour; it’s the closest thing to a new roof short of buying one.

    Terracotta Roof Restoration

Sydney’s federation and inter-war homes, across the North Shore and Inner West, mostly wear terracotta, and much of it is 80–100 years old and still sound. The glazed surface doesn’t need coating and shouldn’t be painted; the value is in careful soft-wash cleaning, colour-matched tile replacement, and complete rebed and repoint work that respects the roof’s age. If a quote offers to paint your glazed terracotta, get a second opinion, ours is free.

    Metal and Colorbond Roofs

Assessed case by case. Where a metal roof needs specialist work, we’ll say so and point you to the right trade, honesty about scope is part of the service.

Our 6-Step Sydney Roof Restoration Process

    Inspection and itemised quote

We get on the roof, photograph everything, tiles, bedding, valleys, flashings and give you a written, itemised quote: what needs doing, what doesn’t, and what each line costs. The photo report is yours regardless of what you decide.

    High pressure clean

Every tile is pressure-cleaned to strip moss, lichen and decades of grime, after a biocide pre-treatment kills growth at the root. Essential preparation: no coating bonds to a dirty or biologically active tile.

    Repairs and tile replacement

Cracked, slipped and broken tiles are replaced, colour- and profile-matched from current or salvaged stock where originals are discontinued. Valleys and flashings are checked and renewed where corroded; leaks are traced to their source, not their symptom.

    Rebedding

Where bedding cement has cracked or crumbled, near-universal on Sydney roofs over 20 years old, ridge, hip and gable caps are lifted, old mortar removed, and caps re-laid on a fresh bed, straight and true.

    Repointing

All capping is repointed with flexible pointing compound, which moves with the roof through heat cycles instead of cracking like rigid mortar, the modern standard, and the stage cheap operators skim by pointing over failed bedding.

    Sealing and coating

Cement tiles receive a primer/sealer plus two coats of acrylic roof membrane in your chosen colour, spray-applied for even coverage, heat-reflective options available. Glazed terracotta is finished differently: cleaned, rebedded and repointed, with the original fired surface preserved rather than painted.

    Roof Restoration Materials We Use

A restoration is only as good as its weakest product. We use proven Australian roof membrane systems- Dulux AcraTex and Nutech roof coatings, flexible pointing compounds engineered for tile movement, and tile stock matched to your profile. Ridge work is carried out consistent with AS 2050, the Australian Standard for roof tile installation. Your quote names the exact system, colours and manufacturer warranty in writing, so you can look every product up before you sign anything.

How Much Does Roof Restoration Cost in Sydney?

Every roof is quoted on size, pitch, access and condition, but honest guide ranges help you budget:

    Job type

    Typical Sydney range

Single-storey, 3-bed cement tile roof – full restoration

    $3,500 – $5,500

Two-storey or larger footprint – full restoration

    $5,500 – $8,500

Terracotta clean, rebed and repoint (no coating)

    $2,500 – $4,500

Ridge capping rebed and repoint only

    $1,500 – $3,000

    Valley or flashing renewal (add-on)

    Itemised on inspection

What moves a quote inside those ranges: roof area and pitch, metres of ridge needing rebedding, tile replacement count, two-storey access, and coating system chosen. Included with every full restoration for a limited time: a $350 whirlybird roof ventilator supplied and installed free.

Why Cheap Roof Restorations Cost More

We’re regularly called to redo restorations that are two or three years old. The pattern is always the same, and it’s worth knowing before you compare quotes:

    • Pointing over failed bedding –  looks identical from the street for a year, then cracks along the same lines because the base underneath is still loose
    • One coat instead of primer-plus-two – the colour fades unevenly and the membrane fails early; you can’t see coat count from the ground, which is why we photograph every stage
    • No biocide before cleaning – moss roots survive the blast and the roof is green again within eighteen months
    • Painting over cracked tiles and rusted valleys – the leak returns wearing a new colour
    • Free inspection from the ground or a drone only – bedding condition can’t be assessed without lifting capping

If a quote comes in thousands under everyone else, one of these is usually why. Ask any roofer, including us. to specify coat count, bedding scope in ridge metres, and product names in writing.

Roof Restoration vs Replacement: Which Do You Need?

    Your situation

    Usually the right call

Tiles faded/porous but structurally sound; mortar cracking; some broken tiles

Restoration – Full renewal at roughly a third of replacement cost

Widespread fretting or delamination; battens or structure compromised; prior coating failed wholesale

Replacement – Restoring a failed substrate wastes money

Leaks in one area, roof otherwise healthy

Targeted repairs – You may not need either

We tell you which category your roof is in at the free inspection, and if the answer is “it just needs two tiles and a repoint”, that’s the quote you’ll get.

    Roof Restoration Sydney FAQs

Most Sydney homes take 2–4 days depending on size and weather. Coating needs dry conditions between coats, so summer storm season can add a buffer day, we schedule around the forecast and keep you updated.

A properly executed restoration adds 10–15 years of life, covered by our written workmanship warranty plus the coating manufacturer’s membrane warranty. Longevity depends on the stages you can’t see, which is why we photograph them.

Sydney roof restorations generally range from $35–$80 per square metre, but access, ridge lengths, roof condition, and complexity influence pricing more than roof size. Request an itemised quote for accurate costs.

Yes and usually they should be. Glazed terracotta keeps its fired surface; restoration for terracotta means soft-wash cleaning, matched tile replacement and full rebed/repoint. We’ll never quote a coating your roof doesn’t need.

If the tile bodies are sound , no widespread fretting or delamination , a 30-year-old roof is the ideal restoration candidate: the surface has worn but the structure hasn’t. If it’s past restoring, we’ll show you why in photos rather than take the job.

If the leak comes from cracked tiles, failed pointing or a corroded valley, the usual suspects, yes, because all three are addressed in the process. We trace every leak to its source during inspection rather than assuming the coating will cure it.

Absolutely,  nearly all our customers do. Expect noise during cleaning and ridge work, keep cars off the driveway on spray days, and we’ll walk you through each day’s plan the evening before.

Rain and heavy dew stop coating stages; light wind is fine, strong wind stops spraying. Cleaning and ridge work tolerate more. This is why restorations are quoted in days-on-site, not calendar days, and why spring bookings fill first.

Yes, while the offer runs, every full restoration includes a $350 whirlybird ventilator supplied and installed free. Roof-space ventilation also helps summer heat load, under dark roofs.

We restore roofs Sydney-wide from Rydalmere, fastest response across Ryde, Epping, the North Shore (Lane Cove, Killara, Pymble), Concord, Burwood, Parramatta and the Hills. See all service areas.
